From large program rollouts to unique special projects, or large ground-up construction, you’ll help manage the scope, schedule, and budget for all Target construction projects, including adhering to the project timeline, coordinating, and overseeing the onsite construction process and turnover. You’ll keep all the players and partners aligned with effective communication between vendors, general contractors, field leadership, and project teams. </span></p><p></p><p><span>As a <b>Lead Estimator</b> you will develop accurate estimates to support capital investment strategies.</span> <span> Evaluate actual vs. estimated costs on all applicable projects and generate cost analysis to make informed decisions based on various implementation strategies.</span> <span> Respond efficiently to cost requests from multiple cross functional groups.</span> <span> Develop conceptual and feasibility cost estimates to help leaders make informed decisions. Develop and update model budgets for various types of projects by evaluating design information, historical costs, market conditions and project schedules. Participate in value engineering analysis and provide project team with cost-saving design alternatives. Responsibilities will also include bid review analysis, create project comparisons, and perform change order review.  Generate scope of work narratives and assumptions for all estimates. Facilitate meetings and present estimates to internal clients and cross functional project teams. Maintain market knowledge regarding costs through regular review of industry resources and maintaining strong relationships with general contractors and vendors. Visit project sites as necessary (less than 10% travel).  </span></p><p><span>Core responsibilities of this job are described within this job description. Job duties may change at any time due to business needs. </span></p><p></p><p><b><span>About You:</span></b> </p><ul><li><p>Bachelor’s or Master’s degree, Construction Management, or related field  </p></li></ul><ul><li><p>5 + years of full-time commercial construction estimating experience.</p></li></ul><ul><li><p>Highly proficient in Excel/Microsoft Office/On-Screen Take-off/Bluebeam or equivalent <span>software.</span></p></li></ul><ul><li><p>Technical competency in conceptual/cost model/detailed type estimating, schematic, and design development estimates.</p></li><li><p>Capable of performing quantity take-offs for offsite, onsite, and building trades. Skilled in interpreting construction documents, ESA, and geotechnical reports.</p></li><li><p>Have experience and knowledge with specialized foundation systems, ground improvement techniques, and soil stabilization methods. </p></li><li><p>In-depth experience in estimating and pricing all CSI divisions, including both building construction and site development scopes. </p></li><li><p>Proven ability to develop accurate cost assessments across all trades and phases of preconstruction.</p></li></ul><ul><li><p>Aptitude to communicate complex cost information in a clear manner to multiple levels of the organization for decisions </p></li></ul><ul><li><p>Self-directed demonstrated skills in project/relationship management attention to detail, service orientation, and successful meeting tight deadlines </p></li></ul><ul><li><p>Exhibits a proactive approach to responsibilities, brings forward innovative solutions , and communicates clearly and effectively while fostering strong collaboration across cross-functional teams.</p></li></ul><p></p><p></p></div><p></p><p></p><p></p><p></p>This position may be considered for a Remote or Hybrid (known internally at Target as Flex for Your Day) work arrangement based on Targets needs.  A Remote work arrangement means the team member works full-time from home or an alternate location thats not a Target location, does not have a desk at a Target location and may travel to HQ up to 4 times a year.  A Hybrid/Flex for Your Day work arrangement means the team members core role may be performed either remote or onsite at a Target location depending upon what your role, team and tasks require for that day.
